As of the writing of this, the real estate market is booming and home owners are wanting to squeeze every last dollar out of their home before they sell without throwing every dollar they have at giving it the face lift it needs. There are also many new home owners who are looking to spruce up their first home purchase and maybe don't have a ton of money to throw at a whole home remodel, because we all know those can be be incredibly expensive depending on how you attack it. Here are 6 of the simplest yet most effective remodel ideas to add value to your home:


  1. Resurface Cabinets. Changing the color of your cabinets within your home adds immense value to anyone both loving in the home or looking to sell. Far to often, when we enter a home, we see cabinets that are a dark cherry wood or a bright yellow "natural wood" color and a variety of colors in between. While the cabinets may be in great shape, the color usually doesn't do anyone any favors being that those color options are more dated. Switching to a more modern color can bring a ton of life into a kitchen or bathroom without breaking the bank. New cabinets can cost anywhere from $5k-$30k which is a pretty wide range to fall in. Resurfacing your cabinets can be significantly cheaper, $500-$2500 and many times can even be DIY!

  2. Re-Tile Your Shower. Depending on the age of your home you may have the classic white (or god forbid, salmon pink) square shower tiles that every home on the street also has which the same setup. So to the average homebuyer looks at that as a, "what's so specially about your bathroom?" You can easily combat this by ripping those old tiles out and installing some new, beautiful large format tiles that add some style and personality to the bathroom. It gives the space some unique flavor that leave potential homebuyers wanting your home over the rest.

  3. Get New Carpet. One of the biggest detractors we see in homes when our clients call us to breathe new life into their home is the carpets are destroyed. And most of the time, they aren't destroyed in the most obvious way. Many times, the carpet may look good on the surface but the backing of the carpet tells a totally different story. Far to often we see homes with years of pet stains, mud and dirt stains, food and drink stains, debris of a variety of sorts, and many other foreign things underneath that seemingly okay carpet. This often causes unwanted smells and pests in the home that will make it undesirable to anyone. Having your carpets cleaned may help but it is never guaranteed. New carpet and padding is the only way to guarantee these potential problems are no more. On average, carpeting a room, with materials can be anywhere from $300-$700 depending on the carpet you choose and the size of the room.

  4. New Flooring. Now it's time to compliment that new carpet with some new flooring in the rest of the home. So many homes have linoleum in their kitchen and bathrooms and an older hardwood or carpet in the rest of their home. The problem is that most of the time, these older flooring types haven't been maintained over their lifetime and are really showing their age, The linoleum is stained, faded, and maybe as a tear or two in it, the carpet has stains, odors, and significant wear marks where the previous homeowners walked frequently, and the hardwood has lost its finish, is stained with dirt and other debris, and has deep scratches and grooves in it. Luckily, there's a solution. New plank flooring! Now we won't get into the massive variety of flooring types here but there are several to choose from, each with their own benefits and almost all of them offer a lifetime warranty meaning, if they're installed over manufacture recommendations and properly maintained, they basically guarantee them for life. Plank flooring costs with install can vary anywhere from $3-$15 per square foot for installation depending on the flooring type, install materials, and the labor required.

  5. New Light Fixtures. This one is often overlooked. Light fixtures used to be so simple, plain, and just blegh. Now there is such a wide variety of types, styles, colors, etc to choose from that can really compliment any space you put the light fixture in, The beauty of installing new light fixtures throughout your home is that most of the time, they require very little to install and they bring a big wow factor to the space by adding a new look, extra lighting, and some style. Light fixtures on average can cost anywhere from $100-$300 to install not including materials.

  6. New Plumbing Fixtures. Another often overlooked item is the changing of your plumbing fixtures throughout the home. Often times just the simple changing of a kitchen or bathroom faucet can make a huge difference to the space as a whole! Most new faucets and other plumbing hardware come with everything you need to install them and don't require a ton of effort to put in. Definitely worth it if you're trying to make a small but impactful change to your home. New plumbing fixtures with installation can cost anywhere from $300-$600 to install depending on the fixture or choice.
